Book your free Awaab's Law readiness health check

Phase 1 is live. Phase 2 is coming in October 2026. If you run a housing co-op, TMO or small association and you're not completely sure where you stand, we can help you find out — in under an hour, for free, without a sales pitch.

What you get

A clear, written view of where you actually stand

Most small landlords can't tell you with confidence whether they'd pass a regulator's review of their Awaab's Law processes. By the end of this session, you can.

A 45-minute structured call
With someone who's worked in housing compliance, not a generic sales rep. We'll talk through your repairs operating model, not read you a slide deck.
A written readiness scorecard
Mapping where you stand today against every statutory requirement for Phase 1 (live) and Phase 2 (October 2026). Red / amber / green, with evidence.
A prioritised action list
The three things most likely to trip you up, ranked by regulator risk. Specific, practical, doable — not a shopping list of CHICS modules.
An honest software recommendation
If CHICS is the right fit we'll say so and quote. If you can get there with what you already have, we'll say that too. No hard sell, ever.

What we cover in the session

We work through a structured checklist so you get a real scorecard at the end — not a generic “looks fine” from someone who didn't ask the hard questions.

  • Your current damp and mould process against the 10/24-hour Phase 1 clocks
  • Emergency repair SLA coverage and contractor response windows
  • Vulnerability data capture, consent and weighting in triage
  • Evidence bundle — can you produce a full case file in 48 hours?
  • Repair category taxonomy vs. HHSRS Phase 2 hazard categories
  • Tenant-facing communications and statutory notification timing
  • Complaint handling alignment with the Housing Ombudsman Code
  • Reporting pack for your board and for the Regulator of Social Housing

Frequently asked questions

Is this really free?
Yes. No card, no trial, no obligation. We run these because most small landlords we speak to are closer to compliant than they think — or much further from it — and neither group benefits from an expensive consulting engagement to find out which.
Who is it for?
Housing co-ops, TMOs, EMBs and small-to-mid housing associations in England. Scotland, Wales and NI landlords are welcome too, though the regulatory framing differs — we'll adapt the questions.
How long does the whole thing take?
About 45 minutes on the call, plus a follow-up email with the scorecard and action list a few working days later. Total time from your side is under an hour.
Do we need to be a CHICS customer?
No. We run the health check the same way whether you're on CHICS, on a competitor, or on spreadsheets. It's a small investment of our time to help the sector — and, honestly, one of the best ways for us to hear what's actually happening on the ground.
What happens with our data?
Nothing leaves the call without your say-so. The scorecard is written for you. We don't publish case studies, share names with third parties, or use what you tell us for marketing. Standard mutual NDA on request.
