Maybe you need someone to do your rent accounting, to chase rent arrears or to organise your maintenance or gas safety certificates?

CHISEL is a small registered housing association based in South East London. We used to be a secondary housing co-op but this changed in the early 90’s, when new co-op registration became almost impossible, and we now own and manage about 230 homes, a third of which were self-built by our tenants.

About half our homes are managed or part managed by small co-ops, using flexible agreements which can be developed in line with the co-op’s needs. We offer our tenants a high level of involvement and over half our committee members are either tenants or co-op delegates. We are about to recruit a new member of staff whose role will be to support co-ops, develop tenant involvement and fundraise for co-op and tenant related activities.

We are now in a position to offer management services to other organisations as well. These can be tailored to suit your own needs, in line with your policies. You can either hand all your management over to us or you can ask us to take on the bits you find difficult and keep the rest yourselves.

The cost of our service will depend on what you need doing, but it will be calculated to cover our own costs, not to make a profit. We are not registered for VAT, which helps to keep prices down. We use a number of local building contractors for our maintenance and we are also investigating the possibility of setting up a small building co-op to work exclusively on our homes and those of other small public sector landlords.
